Jon Berry is the Co-Founder and Principal Broker of Upstate Down, where he has spent more than a decade helping clients discover extraordinary homes throughout the Hudson Valley. Known for his honest advice, calm demeanor, and deep appreciation for architecture and design, Jon specializes in representing buyers searching for properties with character, history, and long-term potential.

Before establishing Upstate Down as an independent boutique brokerage in 2021, Jon and his wife, Delyse, spent eight years selling real estate with Houlihan Lawrence as the Upstate Down Team. Earlier in their careers, they owned and operated a retail shop in Brooklyn, an experience that sharpened their eye for design, branding, and creating meaningful customer experiences.

Jon has developed a reputation for helping clients navigate the market with confidence, whether they’re purchasing a weekend retreat, a historic farmhouse, or a one-of-a-kind architectural home.

His thoughtful approach, strong negotiation skills, and extensive knowledge of the Hudson Valley have made him a trusted advisor for buyers throughout the region.
Outside of real estate, Jon is an avid music lover and DJ who believes the best homes, much like the best records, have personality, soul, and a story worth preserving. He lives in the Hudson Valley with Delyse and their three children, where together they continue to grow the business and community they’ve spent years building.

We've worked with them for the past several years, both for rentals and purchases, and they always bring an extremely informed view of the market to every house they show.  They have so much experience in the area that they know the history to every previous sale or remodel, the broker community, and tons of off-market opportunities.

Delyse and Jon have a good sense of what is needed to improve a house, and how to get it done.  They also take the time to really understand their clients, in order to create an efficient process.  As a result, they prevented us from wasting time looking at houses the knew we would never buy, and they were unbelievably helpful as we considered places that required work.

Upstate Down is a one-of-a-kind real estate boutique.  Their store in Rhinebeck is also worth checking out, especially if you need house gifts.
