A Different Kind of Real Estate Brokerage
We’re three businesses in one: a brokerage, a retail store, and a design studio. Whether you’re buying or selling, that means more expertise, more exposure, and more ways to make your next move the right one.
Briefly and concisely explain what you do for your audience.
EXPRIENTIAL MARKETING
Your listing lives in our retail store, where thousands of Hudson Valley visitors walk through monthly. Buying? That same storefront is where you’ll discover properties you won’t find online.
A Design Studio in Your Corner
Selling? We’ll advise on what to renovate before you list. Buying? We’ll help you see what a property could become. Expert guidance most brokerages can’t offer.
Three Networks, One Goal
Our brokerage reaches active buyers and sellers. Our store attracts lifestyle-driven visitors before they start searching. Our design studio connects us with homeowners investing in their properties.

Waterfall House
COMING SOON
The Waterfall House is one of the most significant architectural offerings ever to come to market in the Hudson Valley. Designed by Steve Mensch and completed in 1985, the estate sits on 25 private acres directly above a 60-foot waterfall on the Landsman Kill, with four copper-roofed structures, including the main house, two guest houses, and a three-story studio, connected by covered walkways and stone paths. Just minutes from Rhinebeck Village and the Amtrak station, it is offered at the highest price point in our history.
The Woodland Modern
The Woodland Modern is a striking artist’s home tucked down a private road in Milan, New York, built in 1993 by its first owner, a noted local artist, in collaboration with a renowned architect and inspired by Frank Lloyd Wright and his mid-century contemporaries. Set on six wooded acres, the home features floor-to-ceiling windows, a sunken living room, and an open floor plan, with a primary suite and living room fully reimagined in a 2023 renovation. A standalone 1,000-square-foot studio completes the property, just minutes from Red Hook and Rhinebeck.
Bloomvale Mill
The Bloomvale Mill Compound is a rare, National Historic Register estate along the Wappinger Creek in Salt Point, New York, minutes from Millbrook and Rhinebeck. Dating to the mid-1750s, the stone mill was transformed into a residential estate in the late 1960s, with natural waterfalls running alongside and partially through the building. The 13-acre property offers 3 bedrooms, 2.5 baths, a studio, a caretaker’s cottage, and a swimming hole, with strong potential for a bespoke, value-add reinterpretation.
