Our brokerage is informed by real design experience—not just market data. By understanding how homes are improved, styled, and lived in, we’re able to bring listings to market that feel polished, intentional, and ready from day one.
This is The Edit — where we pull back the curtain on one of our favorite rooms and show you how to get the look. Think of it as your personal design cheat sheet.
This moody powder room from our Mill Road project proves that small rooms can carry serious drama. Cloaked in a lush, mural style wall covering and anchored by a fluted marble sink, it’s a study in contrast and quiet luxury. A scalloped brass sconce casts a soft, romantic glow, while warm metallic details and a flickering candle make the room feel like a secret escape. It’s proof that bold can be beautiful, and deeply inviting.
At Upstate Down, we’re always on the hunt for pieces that bring warmth, texture, and longevity into the spaces we design—and when it comes to rugs, Armadillo consistently rises to the top. Their collection is understated in the best possible way: earthy, timeless, beautifully made. These are not trendy rugs meant to be rotated out in a year. They’re designed to live with you, to ground a room, and to age with quiet elegance. That’s why we’re so thrilled to now carry a curated selection of Armadillo rugs at UD Shoppe.
If you’ve spent any time dreaming about kitchens, bathrooms, or that elusive perfect mudroom, chances are you’ve come across zellige tile—shiny, uneven, rich in color and character. It’s the kind of tile that immediately stands out for what it isn’t: flat, uniform, or mass-produced. Instead, zellige feels alive—each piece a little different from the next, catching the light in unexpected ways, humming with history.
